Sooo…we did another Flip with our friends John and Brynne… and its done. And other than one photo, I didn’t even get to take before photos, much less during! Whoops! But this flip was different than any other we have done. We started out by going in to it as a normal flip, and then about 1/3 the way through, friends of ours wanted to buy it. So it was fun being able to keep a persons likes in mind while choosing things out. We also had to really be careful and not over design the home. When it comes to flips you want to make it as amazing as possible, while still making sense for the location. Overspending or over-designing a home isn’t the route you want to go- so we kept that in mind.
Here is how the kitchen looked when we just started in on Demo:
And now after taking out a wall and totally opening up the space:
A lot of people would be afraid to do open shelving in a smaller kitchen, but for this space we think it worked beautifully. We wanted them to be able to have some storage up there still, but not have the space feel so crowded with full blow upper cabinets. Also, the cabinets to the left provide tons of room, as does the laundry room nearby.
The laundry room in this house is awesome and so big, with tons of potential to make it an even greater space! And as always I love this flooring.
Down the hall is two bedrooms, a bathroom, and one master bedroom.
The hall bath is a great size with two sinks, and so bright and airy!
Then theres the Master bath. This bath isn’t nearly as big as the hall bath, but we were able to be super creative with the space.
This bathroom is tight on space, so we made the shower a full glass door, that has just enough space to open alongside the counter. We also continued the same floor from the main floor to the shower floor.
And the biggest space saver for not only the bathroom, but also the bedroom was using a pocket door instead of a regular door. I not only love this practically, but I always love the way these doors look!
And thats it! A 3 bed, 2 bath, simple yet fun home for our sweet friends. The fun little details like using tile that looks like hardwood, basket weave tiles, open shelving, all these things make a home so beautiful- and I am so glad we were able to give that to our friends.

Thanks so much for the encouragement! We actually have all of our cabinets done custom, so thats what the vanity is. The top is just granite, and we try and get all our counters and remenants from local stone yards.

This flip is awesome, like they all are. Such attention to detail and such beautiful work resulting in a beautiful home. I was wondering, does your hubby plan to continue his passion with flipping houses for years to come? I remember that he got his masters and worked a business job at one point. Obviously, this is what he loves to do, and the fact that you work closely on each project has to be even better. Just a curious follower. ( Although truthfully, we never know what God’s plans for us are! )

Like you said, we never truly know what the future holds- but our ‘plan’ is to have him continue on with real estate and flipping. He has a big passion for both and is so talented at them, so its going great! He is pretty over the corporate office job, so we dont really see that in our future anymore. Still nice that he has his Masters, but now just utilizing it in a different way:) Thanks for asking!!

It’s nice that you are able to scale down some of your improvements to make the house affordable. The kitchen in the Tempe house might seem short on counter space, but it has enough. Also, the homeowner can always add an island in the future. I always thought that a separate pantry room or closet is a lot cheaper than fancy cabinets. I do like the idea of the horse trough bathtub. I would like to have a big horse trough hot tub or swimming pool some day. Well done!
